What is a Subway Sandwich Shop?
SUBWAY sandwich shops are family oriented specialty sandwich
shops (franchised since 1974 by Doctor's Associates Inc.). Its product line includes
many varieties of footlong and 6 inch submarine sandwiches, flatbread sandwiches,
salads, cookies, chips and soft drinks. Other than baking bread on site,
there is no cooking involved in the final product. Product for hot sandwiches is
kept warm in the sandwich unit and placed in a microwave oven for final presentation.
What to look for in a Subway Sandwich Shop Location
The location of a Subway sandwich shop unit plays an
important role in the success of the operation. Subway
sandwich shops seek locations with high visibility in busy
shopping areas with strong population back up. The ideal
store is one which measures approximately 1200 square feet
(20' x 60'), preferably in an end cap with two sides of
glass, however, Subway sandwich shops have been as small as
300 square feet and as large as 1600 square feet.
Subway sandwich shops can also be located in non-traditional
locations such as colleges, convenience stores, grocery stores, convention centers,
hospitals, video stores and stadiums, to name a few. Nearly any location can be
tailored to a SUBWAY sandwich shop's needs.
Site Selection
All real estate selections for Subway sandwich shops begin with
a proposal to the local Development Agent, Mike LaSalla, who is an on-site representative
of Doctor's Associates Inc. (DAI). Proposing your property as a Subway sandwich
shop for consideration is as simple as contacting the Tampa Bay Development Office.
Lease Negotiation and Execution
After the initial contact has been made and the site is approved
by the Development Office, negotiations can begin. The preliminary deal will be
negotiated by the Development Office and/or a Franchisee of DAI. The initial draft
of the lease is then sent to a representative of Subway Real Estate Corporation (SREC). SREC has an exclusive contract with DAI to
negotiate and finalize leases which will ultimately be used for Subway locations. A SREC representative will negotiate lease provisions with the Landlord
and arrive at a lease which meets both Landlord's and the Tenant's needs. The document
will be executed by a corporation affiliated with SREC, and the property is then
sublet to an approved Franchisee of Doctor's Associates Inc. who will operate the
Subway sandwich shop at your location.
